Great Management Company

My husband and I are both very pleased with Krystle Properties for management of our rental home in Vallejo. We been using their services since 2014, we feel we have a good communication amount us, specially with Ms. Kathy Guillen who always had responded promptly to our inquiries

As a first time landlord,the paperwork was explained to me so I could understand. They made the transfer easy in a timely manner. I would recommend them to everyone I know.

The house had several issues before my move-in that needed addressing: deteriorating insulation, an infestation of spider eggs in the garage, a neglected furnace that needed servicing, and a commitment from the property manager to have the exterior of the house painted. All of the maintenance issues I've noted have been resolved, except for painting the house. As I understand it, a bid was submitted to the owners, but they have yet to approve the job. I'm not sure if Mike is still with the company, but if someone could follow up on the commitment to paint the house's exterior, that would be great. Thank you.

Everyone is rude and doesn’t
Krystale property is the most unprofessional disrespectful property management ever. Once you get the process started you never hear back from the agent that you’re working with ever again and they don’t even try to work with you on any type of level just very plain flat and dry. I hope that all these people get sued and lose their jobs. Everyone is rude from the receptionist to the agents so beware when getting in contact with this company they’re very unprofessional and play a lot of games. They never answer your questions and will only give you verbal approval for a unit. Never will send you an email confirmation.

From the beginning to end these guys been a great help no scams fast response. Had a open line of communication with me the whole time

What ever you reap you saw.. I curse that Krystal Property Fat Managers get those kinds of disease, where they don't have no cure for it. Everyone's curses affects you guys and bad things should happen to Krystal Property management.
Krystal Property does not even deserve one Star. Worst Real State Management Company in Vallejo, Ca. Very unprofessional staffs, aggressive, hostile attitude, does not do job in timely or in effective manner. If you rent with them and paid security deposit, even its $3500 t0 $4000, nothing is ever refunded back. It does not go even to the home owners. The corrupt Managers like Kelly and the rest pocket those money into their pockets. To clean one or two bedroom unit its around $300.00 0nly but even you give them clean unit they still take all your security deposit saying deep cleaning cost us three thousand dollars. If you request for repairing or maintenance, it takes them forever, even though tenant is paying additional $41.00 extra on top of rent, they hesitate to send someone out. it takes 6 months to 9 months for them to do any thing. Worst Managers and poor management. Don't trust in renting or buying anything with Krystal Properties. They even give very hard time to Landlords as well as majority of money, Krystal Property keep for themselves.

Overall the firm is professional! Great Job! Love the Krystle people. Big shout out to Jenna Mendonca in accounting; what a wonderful person to communicate and conduct business with. She has tremendous personality. I envision a serious promotion in her career at Krystle Properties. Big Hint...

It is so great working with Krystle Properties! They rented my property in no time and maintained excellent communication with me through out the process! They were also fabulous to work with in purchasing my new home! I highly recommend Krystle Properties for home sales transactions and property management!

This company boasts that it is Creating a pleasant rental experience for tenants and a profitable investment experience for rental property owners in Vallejo, CA. I believe Krystle Properties is creating a profitable investment experience for owners, but it's at the expense of the communities they serve. I reached out to Krystle Properties about renters that they and their client, Marilyn Manfredi, placed in a unit. When I was finally able to reach someone at Krystle Properties, they very politely explained that they just handle the money (credit checks etc.), and don't vouch for the character of the renters that they usher into communities. Plainly stated, this company doesn't really have a policy to regulate or respond to renter behavior once a rental contract has been finalized. Krystle Properties has a slick website, and representatives that seemed genuinely empathetic. However, unfortunately, this company has a weak business model and is failing to lead ethically by refusing to perform due diligence in their business transactions. This practice is hurting hard working people in the communities they serve and likely to position this company as a co-defendant in future legal proceedings.

I've been with Krystle Properties for a few months now and everything has gone great - from quickly finding good tenants for my three available properties to taking care of minor maintenance items. Also it was a pleasant surprise that they auto deposited all the July rents into my bank account on July 1. I have another rental coming available soon and plan to turn it over to Krystle. Update - now I've been with Krystle for over a year, they are managing six of my properties, and everything is running smoothly. Update - It's been 1-1/2 years now, and everything is going well with Krystle. I continue to turn rentals over to them as they become vacant. It's nice dealing with less day-to-day property management. Update - It's been almost 2 years now, and everything is going well as I continue to turn rentals over to Krystle. Stephanie is doing a great job getting my places rented quickly! Update - It's been over 2 years, all is going well, I have added more properties to Krystle management, and plan to add more in the near future. All is good! Update - All is going well. I keep adding properties to Krystle as they become vacant and will be adding more in the near future. Nice to have help with the management! Update - Everything is rolling along nicely. I just added a 10th property to Krystle management. Nice to get some help with all this! Update - Everything is going well. I plan to add more properties to Krystle management as they turn over. I also appreciate the maintenance referrals for some of the properties that have not yet turned over. Update - All going well. Appreciate Kathy keeping watch over my properties. Also appreciate more free time. Update - Everything running smoothly. Appreciate quick payments on the first or second of the month. 2025 update - There have been some changes, but everything is going great. Thinking of turning more properties over to Krystle Everything is running smoothly. I have 10 properties with Krystle and ready to add another

Completely despicable

Alright, so I moved into a home in Benicia owned privately and managed through Krystle properties. I had zero issues, aside from a gardener who was absent-minded with his leaf blower, often causing things to fall, and sometimes break (one of the things that broke was a trap door on the patio that appeared to be held together with hot glue, which I was later blamed for when Krystle properties replied to my text 8+ months later, after they tried to kick us out.) Approximately 2-3 months before the end of our lease, I was asked if "Kathy" had contacted me about renewing our lease, which she had not. The rent was being raised. My partner and I asked if we could take a couple months to decide if we wanted to find a new place to live and go month to month-they said yes, and offered us rent $100 cheaper per month. When I asked them for written proof/ confirmation in regards to the situation, I never received an answer. Weeks later when expressing my opinions about the gardener, I got a text that said "... and your lease will go month to month automatically," (this, immediately after they sent me a text doubting any plausibility that their gardener could have caused any of the damage that I had reported). While this was all happening, my partner and I had already signed a lease addendum to allow us to install a car charger, which, per the addendum, would remain a part of the property when we moved out. Then, when our lease had 15 days remaining, at 5 pm on a Friday, Krystle posted a 15 day notice to vacate (legally, having lived there for 2 years, they are required to provide 60 days notice). When we made it into their office on MONDAY (we had to call to even be let into the locked door 25 minutes after they opened), we were told that the homeowner was retaking possession of the property and that the best that they could do was another 30 days. In fact, legally, they had to give us 60 days notice, which we knew. Despite asking multiple times over the course of the next month, we were never once provided with any legitimate reason for which they are continuing to kick us out, but for which they are so sorry. The day after we made our main move, a sign showed up in our yard from Krystle properties saying "Coming soon." When I called and expressed interest in the property as an anonymous individual, I was told it was being offered at the exact same price which we were paying. Then, when I contacted Krystle to ask what that meant in regards to their claim that the homeowner was repossessing the property, I was met with intense hostility. When I informed them that, due to their inability to address the situation with me as a professional adult would, I would be putting this online on every review forum legally allowable, I was then told that they would call the police if I did so. So here's my review. Call the police, Im waiting. Update- 6 months later. After breaking several housing laws in kicking us out of our home- which we never once missed or even had a late payment for (see above primary review)- Krystal Karimian never made one single attempt to contact us about frivolous repair fees, but instead sent us straight to a collections agency. Another violation of the law. Potential clients- you've been warned. "Enterprise Mommy"- we'll see you in court. Enjoy dealing with the fair housing authority and the BBB.
